This 3 bedroom home had been loved by us for 12 years, but we’re moving out and are hoping to find tenants who will love our home as much as we have.

Amazing sun and views out over Otari-Wilton bush, with kaka and tui from Zealandia making themselves at home in the trees around the property. There’s off-street parking with a garage for either a small car, or bikes and motorbikes (or for storage).  There's power in the garage if you want to use it for a man cave or to charge an electric vehicle.  The garage also gets so much sun and is dry and secure.
 

The house has three bedrooms; two of them are doubles and one that’s a large single or small double. All with built in wardrobes and panel heaters in all three. 
 

The house has PVC double glazing windows throughout with thermal, black out blinds in the bedrooms and full drapes in the lounge.  The lounge fireplace is so nice if you're into sitting by the fire, but there's a heat pump in the living area too if you want quick and consistent heating.  Our Healthy Homes standards require us to have 2.4kw heating, and our heat pump is 9kw so plenty of warmth.   
 

The bathroom has a shower unit plus a bath. There’s a separate laundry room with tub.  Laundry whiteware will need to be supplied by the tenant. 

The north-facing deck will be a treat for you for evening bbqs and hanging out during the day.  The large backyard and vege garden (plus greenhouse) is good to go for someone wanting to try their hand at growing veges and plants.   Despite having neighbours on either side of you, it feels very private, plus the neighbours either side and on the street are all so friendly and kind.  People really look out for each other on this street with a great whatsapp chat up and running for people to let others know things happening in the area or to look out for lost pets, or share tools.  
 

The back section is fully fenced and we would consider a family with a dog but by negotiation only. 
 

The bathroom and kitchen were renovated in the last 7 years and everything works well.  It has a really quiet dishwasher, reliable and consistent electric oven and stove and decent fridge which will stay with the house.  Electric hot water with a big hot water cylinder, and a council water storage tank filled with water as emergency water for you if needed. 
 

The street is a cul-de-sac and the house is off the road, down some steps - you very rarely hear any cars.  There’s a great walking track 1 min down the road to the town belt, up Te Ahimairangi Hill.  We’ll miss this place, but it was time to move on after being here as owner-occupiers since 2013 and we are looking for someone to care for and enjoy our home as we leave.
