You are sharing the house with myself - guy in mid 30s who works in city plus some WFH.
The room on second floor is unfurnished but have table available should you need a work or study area. Double glazed for extra quietness and warmth in winter.
Great views of Albany area including bush from the room.
Shared upstairs bathroom. A toilet and basin are downstairs.
Rest of home is fully furnished, with use of washing machine, dryer, outside line, and kitchen things.

I do host a small group 1 night a week for a couple of hours in the lounge.
Pets tbc will need to meet to see if they will fit the home and yard.
